Westwill Apartments •Alexandrine Square Apartments 

New Center Square • Seward

 

Between 1997 and 2001, Shelborne transformed two buildings in the heart of the Cass Corridor, which is now considered Midtown.  Alexandrine Square and Westwill Apartments provided quality affordable housing as the neighborhood transformed around them.  These buildings will continue to provide units into the future as this neighborhood experiences tremendous growth and demand for housing.

In 2003, Shelborne began the revitalization of Seward Street in New Center.  Our first project was a $10 million gut rehabilitation, resulting in 71 units of quality affordable housing.   In 2005, we were asked to step into another project on Seward Street (consisting of 4 multi-family buildings) that had struggled for years and was not performing due to extremely low occupancy.  Seward Street had been known for drugs, crime, and a very poor tenant profile.

We worked with the City of Detroit to open the street to through traffic to Woodward Avenue to deter drug dealers and provide greater access to the Detroit Police Department, increasing local safety. In 2012 we purchased 2 additional buildings on Seward, giving us control of 6 of the 9 buildings on this beautiful block. We recently completed the gut rehabilitation of 2 of those 4 buildings, which are now called New Center Square I, and will begin rehabilitation of the other buildings this fall (New Center Square II).  New Center Square I has been awarded the coveted Timmy Award by the National Housing and Rehabilitation Association as the Best Historic Tax Credit Rehabilitation under 10 million dollars.
